  • Account Requirements for Online Applications

    Federal law requires that we obtain your consent before providing required disclosures electronically as you complete our online application. Your consent will apply only to this transaction.

    You will need Internet Browser Microsoft Edge or Chrome to receive disclosures electronically. You will also need access to a printer or the ability to download information in order to keep copies for your records.

    If either Microsoft Edge or Chrome release updated browser versions after you consent to receive electronic disclosures below, you may need to download the upgraded version of the corresponding browser in order to access and/or print the disclosures in the future.

    If you would prefer to receive paper copies free of charge after consenting to receive electronic disclosures and submitting your online application, please email us at mortgages@firstscotia.com or contact us by phone at (518) 370-7280.  Because we may provide certain disclosures to you as soon as you consent but prior to submitting your online application, you will not be able to withdraw your consent to receive those disclosures electronically. However, you may withdraw your consent to receive future disclosures electronically at any time and at no cost to you by emailing us or contacting us by phone as described above. Such withdrawal will not affect the legal validity of the disclosures already given.

    By opening the account, you agree to complete our online application and to receive any required disclosures online.

  • Joint vs. Individual Application

    This online application is designed to be completed by the applicant(s). Applicants should complete this form as “Borrower” or “Co-Borrower”, as applicable. Co-Borrower information must be provided when;

    • the income and assets of the person other than the “Borrower” (including the Borrower’s spouse) will be used as a basis for qualification , OR
    • the income and assets of the Borrower’s spouse or other person who has community property rights pursuant to State law will not be used as a basis for loan qualification, but his or her liabilities, must be considered because the spouse or other person has  community property rights pursuant to applicable law and Borrower resides in a community property state, the security property is located in a community property state, or the Borrower is relying on other property located in a community property state as a basis for repayment of the loan.

    If the Co-Borrower section on this online application is completed, Borrower and Co-Borrower each acknowledge that their intention is to apply for joint credit and will agree to re-affirm this intent when the hard copy of this application is presented for signatures.

  • Credit Inquiries for Online Applications

    I/We authorize the lender to make whatever credit inquiries it deems necessary in connection with this credit application or in the course of review or collection of any credit extended in reliance on the application.  I/We authorize and instruct any person or consumer reporting agency to compile and furnish to the lender any information it may have or obtain in response to such credit inquiries and agree that same shall remain your property whether or not credit is extended.  All information set forth in this application is declared to be a true representation of facts for the purpose of obtaining the credit requested and any willful misrepresentation on this application could result in criminal action.

  • United We Stand

    On September 11, 2001 our lives changed forever when our country was attacked. In an effort to protect you and our country, President Bush signed the USA Patriot Act into law on October 26, 2001.

    One section of the USA Patriot Act says we must:

    • Obtain, verify and record information that identifies each person who opens an account (which includes Trust, Investments, Safe Deposit, Loans and Deposit Accounts).
    • Maintain records of the information used to verify the person’s identify, including name, address, date of birth and other identifying means. We may ask to see your driver’s license or other identifying documents.

    1st National Bank of Scotia will follow this law by obtaining picture identification and verifying other information given by the customer. In some cases, identification will be requested for those banking with 1st National Bank of Scotia prior to October 26, 2001 because original documentation was not obtained with the opening of the account.
